This 80,000 sq. ft. manufacturing facility had a top tier metal roof that was experiencing a considerable amount of UV degradation even though it was only 7 years old.

Through a combination of heavy foot traffic, open seams, loose fasteners, skylights and rooftop penetrations, this roof was in need of some serious help.

With replacement costs nearing $1 million, the most economical solution was a silicone restoration.

The owners decided to restore the existing metal roof with a silicone coating restoration system which proved to be much less expensive, less disruptive, stop any potential leaks and cool the inside of the building by providing a highly reflective surface on the metal roof.

The roof was pressure washed to remove dirt and debris.

All fasteners were re-tightened, and replaced as needed.

All fasteners, seams, rooftop penetrations and skylight edges were sealed with a brush grade silicone sealant and received an additional coating of silicone prior to the full roof coating.

FallGuard skylight screens were installed over all fiberglass skylights.

A high solids, low VOC silicone roof coating was applied at 2.5 gallons/100 sq. ft. over the entire roof for a 20-year manufacturer’s warranty.

Roofing granule was embedded to create a slip-resistant surface.
